E2 Investor Visa

E2 INVESTOR VISA

There are over 100 visas that the United States Immigration Department has designed for foreign investors to apply for a Resident Visa.

There is one in particular that allows, through an active Real Estate process, to obtain residency with several advantages very similar to those of a permanent resident.

Polit Realty, in partnership with Globofran, a company with over 15 years of experience in the immigration solutions market, developed PLAN B. The only proven program for obtaining the E2 VISA through a sustainable project of property buying and selling, especially in Florida and TEXAS

VISA E2

The E2 visa is a non-immigrant visa granted to investors from countries with commercial treaties with the United States. The applicant must own at least 50% of the company that will develop the Investment and demonstrate that they are in charge of its direction. This visa can be renewed indefinitely as long as the investment remains active.

HOW PLAN B WORKS

With approximately $250,000.00, the investor will be able, with the help of our advisory team, to present an active project for property construction.

A business plan is developed demonstrating that at least one house will be built, turning the investor into a property developer or builder.

With our guidance, the investor will open a company, which will own the property and the entire process, a bank account, and everything necessary to start the process.

We find the lot, start the construction, and if necessary, we request a loan to finish the construction of the property which at this moment (second semester of 2024) can be around $350,000 approximately.

Once the house is built (approximately within a range of 8 to 10 months), the sales or rental process begins.

If the investor wishes to sell the house, once it is sold, the process of building the new house restarts, and so on until the visa is active. That is, with a visa valid for an initial 5 years, the average number of houses that will be contracted and sold if there are no extraordinary events, will be 4 houses per validity period.

If the investor wants to keep the house and decides to rent it, they must again contribute $250,000 for the construction of the new house and thus continue with an active construction process.

It is required that the investment of Plan B for the construction of the house be maintained at a minimum. The profits (equity) from each sale can be used by the investor but not the economic basis of the project.

Even though the project's base is $250,000, the investment can be higher, and a greater number of properties can be built per cycle.

WHERE ARE THESE PROPERTIES BUILT

Since this is an investment project, the idea is to build houses in areas with higher profitability and better return opportunities.

For this reason, we usually suggest building in developing cities or what are called "bedroom communities," meaning places where people live who normally work near larger cities.

For example, in Florida, we frequently build houses in cities like Ocala, Palm Bay, North Port, Lee High Acres, etc., and in Texas in cities like Conroe, near Houston, and normally in cities with square foot values not exceeding $400.00*
